Phase 3 and Phase 4 Remediation and Validation Services

A Phase 3 assessment is undertaken if required after the Phase 1 and Phase 2 investigations and develops a land contamination remediation strategy to demonstrate how the site will be safely developed in respect to the land’s end use.

Phase 3 investigations aim to delineate the physical extent of contamination based on recommendations made in Phase 2 assessments. This may involve intensive testing, sampling, monitoring and the design of feasibility studies for remediation and remedial plans. This study normally involves assessment of alternative clean-up methods, costs and logistics. The monitoring of water or gas over a period of weeks and a remediation strategy may be needed as part of this assessment which may form part of a validation report which signifies remediation has been completed.

The final phase is verification (Phase 4). Following the remediation of the contaminated land there is a possibility that the Local Authority and or the Environment Agency will require verification that remediation has been completed. Geoinvestigate will prepare a verification report to meet the request and will compile supporting documents outlining the utilised process.
